Understanding Container Spaces

Whether you are procuring commercial modular housing units or commissioning a luxury residential container build, review our detailed technical FAQ breakdown below.

Manufacturing & Engineering Site Logistics & Foundations Contractual & Payment Schedules Commercial & Workforce Housing Off-Grid Systems

01. General Engineering & Factory Production

Do you maintain an on-site showroom with model houses?

We operate as a build-to-order manufacturing plant rather than a traditional equipment dealership. Every shipping container structure engineered in our Butler, Missouri facility is fabricated under contract for an individual client, developer, or municipal agency.

We occasionally stage fully completed residential or commercial units at our manufacturing facility between exhibitions and delivery schedules. Facility tours are accommodated strictly by appointment. To ensure productive meetings, technical visits require prior verification of property readiness, civil zoning approvals, and an allocated structural budget.

What is the typical manufacturing timeline from order to delivery?

Project milestones are divided into two distinct execution phases:

  1. Procurement Lead Time: Queue slot allotment based on factory production scheduling, container sourcing, and architectural engineering approvals.
  2. Active Production Duration: Specialized metal cutting, structural welding, closed-cell insulation, plumbing, electrical installation, and exterior cladding. Standard catalog models require 65 to 90 shop days.

Standard architectural floor plans generally require a total timeline of 4 to 6 months from signed contract to logistics dispatch. Multi-unit commercial developments or multi-story custom designs range between 6 and 18 months depending on engineering density and site-specific certifications.

How are container structures insulated against extreme thermal transfers?

Because Corten steel is highly conductive, insulation integrity is critical. We spray seamless, high-density closed-cell polyurethane foam across all interior wall profiles, ceiling rafters, and subfloor assemblies.

Engineering Advantages: Closed-cell foam creates a 100% monolithic vapor and air barrier, virtually eliminating internal condensation, while significantly enhancing the shear strength and torsional rigidity of the corrugated steel structure.

What HVAC mechanical systems are engineered into the units?

Our standard specification utilizes multi-zone ductless mini-split heat pump systems (engineered by Mitsubishi). These variable-refrigerant systems provide industry-leading SEER efficiency ratings and whisper-quiet operation.

For colder climates, we specify Hyper-Heating INVERTER (H2i) technology, sustaining dependable heat output down to -13°F (-25°C). System tonnage and air-handler head placements are customized to match interior square footage and regional degree-day metrics.

Can openings be modified for oversized commercial glass doors and windows?

Yes. Corten steel side panels provide integral shear strength; removing large wall sections reduces structural capacity. Any enlargement beyond standard rough openings requires engineered structural tube framing, load-bearing header beams, and robotic/certified structural welds.

All load transfers are calculated by licensed structural engineers to ensure the container retains high-cube structural integrity during transit, crane placement, and prolonged live-load conditions.

02. Site Engineering, Foundations & Intermodal Delivery

What foundation types are recommended for container buildings?

Container corner castings support structural gravity loads. We advise consulting a licensed local civil contractor on one of three foundational approaches:

Foundation Type Site Conditions Primary Benefit
Concrete Piers Stable soils, sloping grade Optimized drainage, cost-efficient excavation
Piers & Concrete Slab Universal commercial/residential Solid sub-grade barrier; prevents weed and vermin penetration
Engineered Crawl Space Deep freeze/high frost lines Encapsulates and protects sanitary drain lines from freezing

All foundation options require embedded steel plates poured directly into the concrete so our installation team can structurally weld the container corner castings upon delivery.

How are shipping containers anchored to the foundation?

During the concrete pour, certified embed plates with anchor studs are set at structural bearing coordinates. Once the container is set, certified AWS welders complete heavy structural welds between the container corner castings/perimeter tubing and the embedded plates. This ensures long-term resistance against high wind sheer, seismic activity, and lateral soil shift.

What are the critical site access requirements for transport and offloading?

Standard delivery requires heavy semi-tractor transport and landoll flatbed trailers. General site parameters include:

  • Vertical Clearance: Minimum 14'6" (4.42 m) vertical clearance along access routes free from trees, utilities, or bridges.
  • Turning Radii & Approaches: Approximately 40-foot driveway width or obstruction-free road approaches free of culverts, ditches, and soft shoulders.
  • Sub-base Compaction: Hard-packed crushed aggregate or paved surfaces capable of supporting 60,000+ lb gross vehicle weights.
  • Offload Staging Zone: Up to 150 feet of straight, level terrain directly aligned with the foundation for tilt-bed offloads. Sites with slopes, tight corners, or multi-unit vertical stacks require mobile crane offloading.

Do you ship completed units outside the United States?

Yes. We regularly coordinate deliveries for international buyers, developers, and global industrial applications. Completed modules are engineered to standard ISO intermodal shipping dimensional envelopes and dispatched to deepwater ports (such as Houston, New Orleans, or East Coast terminals).

Our structures comply with International Residential Code (IRC) and International Building Code (IBC) standards. Overseas purchasers must confirm compliance with local municipal codes and coordinate international freight forwarding from the designated U.S. port to final destination.

03. Commercial Solutions, Multi-Family & Workforce Housing

Can you manufacture multi-family and large workforce housing projects?

Yes. Custom Container Living manufactures project-scale modular commercial housing, including student housing, agricultural worker barracks, municipal transitional developments, and multi-story apartment complexes. Because Corten ISO containers are manufactured to stack up to nine units fully loaded on ocean vessels, vertical and modular horizontal expansion is straightforward.

We work directly with general contractors and commercial developers to engineer standardized repeated floor plans, rapid-connect electrical raceways, and centralized utility manifolds that slash on-site construction schedules.

Do you supply fully compliant ADA restroom modules?

Yes. Our commercial restroom units are pre-plumbed and factory-fitted with full Americans with Disabilities Act (ADA) compliance. These modular units feature roll-in clearance, compliant safety grab rails, commercial plumbing fixtures, vandal-resistant surfaces, and continuous ventilation. They serve parks, sports arenas, industrial distribution yards, and commercial event grounds.

Can container buildings be supplied for off-grid deployment?

Yes. We engineer complete stand-alone packages for remote extraction camps, agricultural properties, and off-grid ecotourism retreats. Configurations include:

  • Solar Power Integration: Rooftop and ground-mount PV arrays paired with hybrid inverters, battery storage racks, and auto-start backup generator terminals.
  • Sanitation Systems: Waterless composting toilet systems, blackwater holding vaults, or low-draw septic injection pumps.
  • Potable Water Supply: Integrated rain catchment filtration manifolds, high-capacity internal holding bladders, and UV purification systems.

04. Procurement, Contracts & Quality Control

What is the payment milestone structure for container builds?

Factory manufacturing proceeds in stages under transparent, contractual milestones:

  • Initial Down Payment: A refundable 5% commitment deposit crediting directly to the master balance, initiating architectural drafting and preliminary material allocation.
  • Contract Execution: Balance of the first 25% payment due within 7 days of signing the Construction Agreement.
  • Fabrication Launch: 25% due 15 calendar days before raw container cutting, framing, and steel welding begins.
  • Mid-Point Milestone: 25% due upon documented completion of mechanical, electrical, plumbing (MEP), and spray foam inspection.
  • Final Sign-Off: The remaining 25% (plus approved custom alterations) is cleared following completion walk-through inspections before logistics release.

Do you build partially finished or DIY structural shells?

No. We build turnkey modular structures. State modular certifications, international life safety codes, and rigorous manufacturing warranties require our factory to oversee framing, welding, closed-cell insulation, electrical rough-in, and MEP testing in-house prior to delivery.

This factory-controlled workflow gives commercial procurement officers and residential owners verified building code compliance, professional inspection seals, and peace of mind.
